St Kilda Road Office Investment Sold
An office investment opportunity in a prominent building on Melbourne’s St Kilda Road has been sold by Ray White Commercial Oakleigh.
The tenanted property at 214/434 St Kilda Rd, Melbourne, was sold for $313,500 to a self-managed superannuation fund by Ray White Commercial Oakleigh’s Ryan Amler on behalf of a private owner for a yield of approximately 5.7 per cent.
Ryan Amler said the 100 sqm office in an immaculate building is leased to a consultancy firm and returns gross rental income of approximately $30,000 per annum.
“This property has an established tenant who has just signed a new two year lease,” he said.
“The office suite is spacious with a reception area, five private offices and an abundance of natural light.
“The amenities in the building include a gymnasium and a bustling café on the ground floor.
“It’s ideally located with public transport on its doorstep.”
