AN OWNER-OCCUPIER has bought an industrial warehouse/office in a securely gated estate as Clayton South’s 67/266 Osborne Avenue sold at auction for $560,500 – $100,000 over reserve.
The asset was sold with vacant possession and featured 220sq m* of total building area which included a small office and was located in an Industrial 1 Zone (IN1Z).
The property was marketed and sold by Ray White Commercial Oakleigh Sales and Leasing Consultant Theo Karkanis.
“We had an incredibly active campaign with more than 40 enquiries, 14 inspections taking place, and 18 contracts requested,” Mr Karkanis said.
“That led to really good competition on the day between the six registered bidders and drove a price that was well beyond the expectations of our seller.
“The owner-occupier purchased the asset having seen the property from an e-brochure on his email the morning of the auction and I was able to email him the contract while he was on his way to the auction.
“The property itself was located in the highly sought-after Clayton South industrial precinct and came with a motorized roller door, three phase power, an alarm system, five car spaces, and was suitable for container loading and unloading.
“It ticked an awful lot of boxes at a time with very limited properties available of this size.”
